Buying a property with Simple Lettings

LET AND MANAGEMENT

(a) Letting/Tenant Finder’s Fee equivalent to £295.00 plus VAT* - this is equivalent to £354.00 including VAT. *The Letting/Tenant Finder’s Fee will be payable for each agreement granted to new tenants.

(b) Management Commission equivalent to 10% + VAT of the rent per month. If the monthly rental was £475.00 per calendar month, the management fee would be £47.50 (10%) plus VAT at £9.50 – This is equivalent to £57.00 including VAT.

(c) Tenancy Renewal if required for either six or twelve months for the fee of £30.00 plus VAT – equivalent to £36.00 including VAT.

(d) Transfer of Management. When property management is transferred from another agent to us (with sitting tenants) an initial charge of 15% plus VAT will be collected from the first month’s rental payment we receive. For example, a monthly rent of £475.00, the initial charge would be £71.25 plus VAT – equivalent to £85.50p including VAT. When a Landlord wishes to terminate the ‘let & management’ services of simple lettings & sales, a fee of a month’s rent (including VAT) is payable to the agent by the Landlord.

(e) A Removal from Market Fee of £95.00 plus VAT equivalent to £114.00 including VAT will be payable to The Agent should the property be taken off the market within eight weeks of initial instruction for services already carried out, irrespective of where the agreement has been signed.

(f) If Dual Agency is undertaken the fees will be equivalent to the other agent or which ever fee is the greater.

(g) Deposit Negotiations Post Tenancy In the event of the Deposit Protection Service (DPS) requiring evidence to be provided by the Agent on the Landlord’s behalf (beyond initial requests/handling) the following fees will be payable: - (1) Single Claim Process - £25.00 plus VAT at £5.00 – equivalent to £30.00 including VAT, is payable for making the claim and associated paperwork/recorded delivery/Solicitor authenticating signature. (2) Alternative Dispute Resolution – Evidence Submission & Adjudication Process – £75.00 plus VAT at £15.00 – which is equivalent to £90.00 including VAT, is payable for making the claim and gathering/supplying associated paperwork/photographs/evidence.

(h) Sale of Property In the event of a tenant or prospective tenant introduced by The Agent completing the purchase of the property at any time, a sales fee will be payable by The Owner to The Agent equivalent to 1% of the selling price plus VAT. For example, if the property is sold at £150,000, a sales fee of £1500.00 plus VAT at £300.00 is payable - which is equivalent to £1800.00 including VAT. A separate sales agreement will be required.

ADDITIONAL SERVICES

(a) A Fee of £50.00 is required prior to any marketing to cover the cost of an energy performance certificate, should there not be a valid one in place for the property. If you require a floor plan to be done with your EPC this is an extra £10.00.

(b) The cost for the Agent to supply a Legionella Risk Assessment is £40.00 plus VAT at £8.00, this is equivalent to £48.00 including VAT.

(c) The cost for the Agent to supply& fit a Smoke Alarm at the property is £30.00 plus VAT at £6.00, this is equivalent to £36.00 including VAT.

(d) The cost for the Agent to supply& fit a C02 Detector at the property is £40.00 plus VAT at £8.00, this is equivalent to £48.00 including VAT.

(e) The cost for an additional property inspection within a six month period (as requested by the Landlord) is £30.00 plus VAT at £6.00, this is equivalent to £36.00 including VAT.

(f) The cost for a Rent Increase Notice to be served upon the tenant (as requested by the Landlord), including negotiations for this is £30.00 plus VAT at £6.00 – this is equivalent to £36.00 including VAT.

TENANT FINDER

FEES

(a) Our fee for the Letting Only Service is a months’ rent plus VAT, with a minimum fee of £450.00 plus VAT at £90.00, equivalent to £540.00 including VAT. This fee is payable at the commencement of the tenancy and will be deducted from the monies received by us as your Agent as described above. Should the tenancy be brought short for any reason, no reimbursement shall be due.

(b) A fee of £95.00 plus VAT at £19.00, equivalent to £114.00 including VAT, will be payable to The Agent should the property be taken off the market within eight weeks of initial instruction for works already carried out. You can terminate this agreement by giving 14 days’ written notice. Equally, should we wish to stop marketing your property, we will provide you with 14 days’ notification of this in writing. Although a 14 day cooling off period will be considered without prejudice or penalty if the property is not marketed straight away within these 14 days. If you expressively wish to waver your rights to this, by marketing the property immediately, the removal from market fee will be applicable, regardless of where the contract has been signed.

ADDITIONAL SERVICES

(a) Periodic inspections can be requested by the Landlord to be undertaken by the Agent at any point during the tenancy for a fee £45.00 plus VAT at £9.00 equivalent to £54.00 including VAT per property inspection carried out.*

(b) Tenancy Renewal if required for either six or twelve months for the fee of £50.00 plus VAT at £10.00, equivalent to £60.00 including VAT

(c) The Landlord can request the arrangement of the Annual Landlord Gas Safety Check to be provided by the Agent, who will monitor the expiry of the Check, organise the annual check with the Contractor and arrange access with the Tenants for a fee of £20.00 plus VAT at £4.00, equivalent to £24.00 including VAT. The Gas Safety Check will be paid directly to the contractor by the Landlord.*

(d) A move out inspection can be requested by the Landlord to be undertaken by the Agent for a fee of £75.00 plus VAT at £15.00, equivalent to £90.00 including VAT. This will be a written report and photographs provided on a disc.*

(e) Where a ‘Notice for Vacant Possession’ is required by the landlord, this can be arranged by the Agent for a fee of £50.00 plus VAT at £10.00, equivalent to £60.00 including VAT.*

(f) A Fee of £50.00 is required prior to any marketing to cover the cost of an energy performance certificate, should there not be a valid one in place for the property. If you require a floor plan to be done with your EPC this is an extra £10.00.

Client Money Protection Scheme


TENANTS

Credit Check, Referencing & Administration Fees - £195.00 for a single applicant and a further £100.00 for any additional applicants including Guarantors/partners/persons residing at the property over the age of 18. (Please note a deal may be agreed on fees for multiple applicants).

Pet Consent Fee for Dogs or Cats - £100.00 (including VAT) for two bedroom property, £150.00 (including VAT) for a three bedroom property, increasing in increments depending on property size.

Tenancy Renewal Fees – tenant share - £20.00 plus VAT at £4.00 fee payable, equivalent to £24.00 including VAT.

The costs for failed standing order /missed rental payment fee is £25.00 including VAT.

If a tenant requires to be removed from the Contract/tenancy agreement - a removal/amendment fee of £195.00 including VAT is required. This cost covers the re-referencing of the remaining tenant(s). Tenant’s right to remain on the agreement is subject to affordability.

Tenants share of Move out Inventory Fee - £25.00 plus Vat at £5.00 equivalent to £30.00 including VAT. This is payable before move in.

Unable to gain access for Property Inspection/Gas Safety Checks/Repairs or Viewing fee of £30.00 plus VAT at £6.00, equivalent to £36.00 including VAT.

Should the rental property you vacate require cleaning, a professional cleaning arrangement fee will be chargeable at £25.00 including VAT . Plus the costs of cleaning works required.

Selling

A maximum fixed fee of £1495.00 plus VAT at £299.00, equivalent to £1794.00 including VAT* will be charged by us on completion of sale. This fee is payable by the chosen legal representative of the owner.

Our fee covers all charges including advertising and promotional costs other than special spending which you will have specifically agreed in writing or via email.

A Removal from the Market Fee of £140.00 plus VAT at £28.00, is equivalent to £168.00 including VAT will be payable to The Agent should the property be taken off the market within the first twelve weeks of initial instruction for services already carried out.

Although a 14 day cooling off period will be considered without prejudice or penalty if the property is not marketed straight away within these 14 days. If you expressively wish to waver your rights to this, by marketing the property immediately, the removal from market fee will be applicable, regardless of where the contract has been signed.
